Factors That Cause Wear on Elastomeric Bearing Pads

Parking garage bearing pad replacement is necessary when the neoprene, rubber, and fiber-reinforced bearing pads fail. This can happen for several reasons, including:

  • Exposure to weather, water, or chemicals
  • Inadequate pad material specified for the weight load of the supported concrete members
  • Excessive or uneven movement of concrete members
  • Poorly manufactured materials

These factors typically cause pads to crack, flatten/spread, or walk from their original placement. Walking can also occur from improper installation where a pad is not glued to the concrete support beam.

  • Evaluating Pad Damage

Our bearing pad replacement process is straightforward and efficient. We lift the structure, remove the existing pad, and install a new one with precision. This ensures reliable performance with minimal disruption to surrounding components.

  • Performing Pre-Lift Repairs and Preparation

We perform repairs to cracks and other types of structural damage before lifting the beams in question. We also perform any other necessary preparation, which may include shoring lift areas and shearing welded end connections.

  • Supporting Structural Members

A major part of double tee stem bearing pad replacement is lifting and supporting the involved concrete structural members. When pad replacement is necessary, our team creates a plan to ensure the parking structure members are fully supported throughout the process. 

  • Performing Repairs and Pad Replacement

At this point, we remove the old pad, prep the surface, and perform the elastomeric bearing pad replacement. We then lower the concrete beam, re-bolt or weld any connections, and perform any needed concrete repairs.
